Put in a rate from your lender and see the payment next to the official 2026 BAH for your station and rank. We do not quote rates, and we explain why below.
Rate comes from your lender, not from us. Excludes the VA funding fee, HOA dues, and upkeep.
VA loan rates move daily and vary by lender, credit, loan size, and the day you lock. Any number we printed here would be wrong for somebody, and housing decisions are the wrong place to be approximately right. So the rate box above is yours to fill in with a real quote.
Get a real one from a lender, or start at va.gov, which publishes the official rules, the funding fee table, and the exemptions. This estimator also leaves out the funding fee and any HOA, so treat the payment as a floor rather than a full quote.
No down payment is typical and there is no monthly mortgage insurance. There is a one-time funding fee, which can be financed, and some borrowers are exempt. The home has to be one you live in, it has to pass a VA appraisal, and the benefit is reusable rather than once in a lifetime. Nobody can promise you a rate or an approval before your documents are reviewed.
The VA Loan Readiness checklist in the toolkit walks through credit, your Certificate of Eligibility, and the documents every lender asks for, personalized to your station and report date.
Everything on this site is free to use, and it stays that way.
If you ask us to connect you and you go on to buy or sell with the Military Relocation Specialist we introduce you to, that agent shares part of the commission they earn on your transaction with us. It comes out of what the agent already earns. It is not added to your costs, it does not raise your price, and it does not change the commission you agree to with them.
Nothing comes to us from the lender. If you ask to speak with a VA loan specialist, we receive no fee, commission, or anything else of value for that introduction, ever. Paying for mortgage referrals is prohibited by federal law under RESPA and separately under Washington's Mortgage Broker Practices Act, and we would not do it regardless. The specialist is there because service members keep needing one, not because it earns us anything.
If you would rather we just answer questions and not introduce anyone, say so and that is the end of it. The station guides, the checklists, and the tools are yours either way. Full detail is in our terms of use.
A VA loan specialist can run your actual numbers, and a Military Relocation Specialist at your gaining station can tell you what that payment buys there. Free, no obligation.
